Kharghar, Panvel, Ulwe and Vashi. Four different markets under one name, now that the airport is actually open.
Navi Mumbai is planned, which makes it easier to read than most of the Mumbai Metropolitan Region, but treating it as a single market is the most common mistake buyers make here. Vashi is mature and priced accordingly. Kharghar has the space and the established social infrastructure. Panvel and Ulwe are the growth story, and the growth is largely about the airport.
Navi Mumbai International Airport began domestic flights in December 2025, moved to round-the-clock operations in February 2026, and started international service to Abu Dhabi in July 2026. It is no longer a story about the future, it is operating today.
Prices in Ulwe and Panvel moved substantially on the original announcement and on each construction milestone, so a good deal of the expected upside is already in the asking price. What is not fully priced in yet is the second order effect, the offices, retail and services that follow an airport rather than arrive with it, which takes years rather than months.
Our honest view: if you are buying to live in, buy on the commute and the carpet area, not on the airport. If you are buying to hold for years, Panvel and Ulwe remain a reasonable bet, but go in expecting a long hold rather than a repeat of the announcement era price jump.

The Harbour and Trans Harbour lines connect into Mumbai and Thane, and the Atal Setu has cut the road journey to South Mumbai considerably. Vashi is easiest, Ulwe the hardest.
Yes. International service began in July 2026 with a direct route to Abu Dhabi, and the network is scaling. For some long haul routes, Mumbai's main airport may still be the better option in 2026, so check both.
